Home Consultation / Mini Inspection

At times it’s necessary to make an offer on a home that’s non-contingent on a home inspection. Most Real Estate Agents and Home Inspectors agree waiving a home inspection is not suggested, however, it has become a necessary option for home buyers in competitive markets.

We offer mini-inspections or consultations that normally occur during a showing. We focus on various items that may be have high repair cost and/or other items that are of particular concern to the potential buyer. This is no substitute for an actual home inspection, but can give buyers the piece of mind to make a more informed buying decision.

The mini inspection / consultation also includes a BuildFax report (where available) that lists various permits that have been issued to the particular home in recent years & a one page document explaining our findings.

$250 - For one Home Consultation / Mini Inspection

$200 - For each additional showing (on the same day)

There’s situations when buyers negotiate various home repairs and/or replacement of appliances based on the initial buyers inspection. There’s interest to ensure the repairs were completed in a satisfactory manner. There’s also scenarios when various areas were not accessible during the initial inspection and a return visit to the home is necessary to complete the inspection and update the inspection report.
